Will my mortgage company, lienholder, or certificate holder accept the new carrier?
They generally care that required coverage remains in force and meets their insurance requirements. Carrier eligibility and lender rules can vary, so we verify the replacement policy and provide the required proof once coverage is bound.
Will my new premium be higher?
It may be higher, lower, or similar. A non-renewal often changes which carriers are willing to write the risk, so the better comparison is not premium alone — it is premium plus coverage terms, deductibles, exclusions, and carrier fit.
Can you get me covered before my deadline?
Often, yes — especially when we start early and the information is complete. Some risks require inspections, underwriting review, surplus-lines placement, or additional documentation, so earlier is always better.
What if I have multiple claims, accidents, or surcharges?
